Apple India Scales Up Hyderabad Presence with 57,000 Sq Ft Office Space Expansion

Technology major Apple has expanded its footprint in Hyderabad by leasing additional office space at the Waverock IT SEZ in Gachibowli, reinforcing the city’s growing role in its global technology operations and product development strategy.
Lease Expansion and Commercial Terms
According to registration documents accessed by Propstack, Apple has leased an additional 57,000 square feet at the Waverock IT SEZ campus at a starting monthly rent of ₹71.67 lakh. With this transaction, the company’s total development centre footprint in Hyderabad has expanded to approximately 6.34 lakh square feet.
The lease agreement sets the rental at ₹125 per sq ft per month, comprising a warmshell rent of ₹74.18 and fit-out charges of ₹50.82. The rentals will escalate annually by 4.77%, and the lease tenure is 5 years, effective from December 1.
Campus Ownership and Earlier Expansion
The Waverock campus is jointly owned by Xander Real Estate and Singapore’s sovereign wealth fund GIC. This marks Apple’s second expansion at the campus within a short span, following its lease of 64,125 sq ft in September as part of its ongoing capacity augmentation.
Hyderabad’s Strategic Role for Apple
Apple’s Gachibowli facility is its largest development centre in India and serves as a core hub for the company’s mapping and geospatial technology initiatives under Apple Maps. The centre focuses on advanced data modelling and geospatial intelligence development and was inaugurated by Apple CEO Tim Cook in 2016.
Beyond Hyderabad, Apple maintains offices in Mumbai and Bengaluru and has steadily expanded its retail presence across Mumbai, Pune, Delhi NCR and Bengaluru.
