Chandigarh has emerged as the top tier-2 city in India, boasting the highest monthly per capita consumption expenditure (MPCE) of ₹13,425, as per a report by Knight Frank. This indicates the city’s mature retail infrastructure and robust consumer spending capacity. 

Chandigarh's Retail Market Maturity 

Chandigarh's urban MPCE of ₹13,425 is the highest in India, underscoring its advanced retail market maturity. The city features 91% of Grade A shopping centre stock and hosts 58 international stores per million residents. Occupancy levels exceed 90% in these shopping centres, highlighting its robust consumer spending landscape. 

Karnataka's Retail Space Density 

Karnataka features a high retail space density, with 1,521 sq ft of shopping centre area per 1,000 residents. Cities like Mangaluru, Mysuru, and Hubballi are pivotal to its strong tier-2 retail ecosystem. The region's urban MPCE stands at ₹8,169, reflecting growing consumer interests. 

Retail Expansion in Tamil Nadu 

Tamil Nadu continues to attract organised retail due to its urban MPCE of ₹8,325. With Coimbatore as a key city, the state maintains its status as a major consumer spending hub. Organised retail expansion is driven by the region’s purchasing power.

Kerala's Attraction for International Retailers 

Kerala, with an urban MPCE of ₹7,834, is home to 257 international stores concentrated in Kochi, Kozhikode, and Thiruvananthapuram. The state offers over 5.2 million sq ft of Grade-A shopping centre space, making it a favourable destination for international retailers. 

Maharashtra's Growth Potential 

Maharashtra's urban MPCE is ₹7,415, primarily anchored by Nagpur. The state houses 22 international brands and has a shopping centre occupancy rate of 51%, indicating potential for growth and retail expansion.
