Max Estates Share Price in Focus; Records ₹2,100 Crore Pre-Sales in Q2FY2027

Max Estates recorded pre-sales of around ₹2,100 crore in Q2FY2027, compared with ₹156 crore in the same quarter last year, as per an exchange filing dated October 6, 2026.
This represents a 1,246% year-on-year increase, with sales from Max One contributing ₹584 crore during the quarter.
274 Units Sold
The company sold 274 units across its Noida and Gurugram projects during the quarter, against 24 units in Q2FY2026. The number of units sold was therefore more than 11 times higher than a year earlier.
H1FY2027 Pre-Sales At ₹3,200 Crore
For the first half of FY2027, Max Estates reported pre-sales of around ₹3,200 crore. Estate 361 remained a key contributor, with sustenance sales of ₹1,747 crore in H1FY2027, including ₹962 crore in Q2FY2027.
The company also reported collections of around ₹560 crore during Q2FY2027. It stated that annual collections across its projects generally range between 20% and 25% of sales value, supporting construction activity without additional debt for its residential projects.
Residential Portfolio Across NCR
Max Estates' residential portfolio covers Noida and Gurugram, with projects ranging from millennial-focused residences to senior living.
The stated price range is ₹3.50 crore to ₹35 crore. The company plans major launches across Noida and Gurugram in Q3 and Q4 of FY2027.
Commercial Portfolio
Its commercial portfolio remains 100% leased, generating more than ₹160 crore in annual rental income. The company expects its overall commercial portfolio to have potential annuity rental income of over ₹700 crore on a 100% basis within the next five years.
