Consider a home loan of ₹50 lakh for 25 years. At 7.50% annual interest, the monthly EMI is ₹36,950. Over 25 years, total interest is around ₹60.85 lakh and total repayment is about ₹1.11 crore.
After RBI Repo Rate Hike: If the interest rate goes up to 7.75%, and you are still borrowing the same amount for the same period, your monthly payment will jump to around ₹37,931. This means you would end up paying a total of ₹64 lakh in interest, and your total repayment will be about ₹1.14 crore.
The monthly difference is around ₹918. Over the entire loan period, the higher interest rate adds up to approximately ₹2.94 lakh extra that you will have to pay back, assuming the interest rate stays the same in the future.
For Existing Home Loans
For the existing borrowers, some lenders may adjust the monthly payment based on the interest rate hike, while others may stretch out the time you have to pay off the loan.
