If Ram chooses a 3 year tenure, his EMI would be around ₹48,049 per month. The total interest payable would be ₹2,29,779, taking the total repayment to ₹17,29,779.
Extending the loan to 4 years reduces the EMI to around ₹37,685. However, total interest rises to ₹3,08,866 and the overall repayment becomes ₹18,08,866.
For a 5 year tenure, the EMI falls further to around ₹31,503, while total interest increases to approximately ₹3,90,168.
At 6 years, the monthly EMI comes down to ₹27,412. The total interest, however, rises to ₹4,73,667, taking the total repayment to ₹19,73,667.

In Ram's case, the 4 year tenure results in an EMI of around ₹37,685. Combined with his regular monthly expenditure of ₹45,000, his total monthly outflow would be approximately ₹82,685.
The comparison shows that extending the tenure beyond 4 years reduces the monthly EMI, but the interest cost begins to rise more sharply.
