Flexible workspace provider Table Space Technologies has entered into a major lease deal in Gurugram, securing 5.34 lakh sq ft of prime office space at Intellion Park. The lease agreement, signed with Tata Group-backed Mikado Realtors, is valued at ₹3.47 crore per month and is intended to be managed by global tech major Google.
Table Space executed a registered lease deal on July 25, 2025, with Mikado Realtors Pvt Ltd, a Tata Realty company, for 5.34 lakh sq ft in Gurugram’s Intellion Park. The 6-year lease begins from August 1, 2024, and continues till July 31, 2030, with a 3-year lock-in period. At ₹65 per sq ft, the monthly lease rental concludes at ₹3.45 crore initially, further rising to ₹4.16 crore post fit-out period from July 1, 2025.
Located on Golf Course Extension Road, Intellion Park offers superior road connectivity across the NCR via MG Road, NH 8, Sohna Road and more.
The agreement provides Table Space with 11 months for fit-out work, from August 1, 2024, to June 30, 2025. During this period, it is liable to pay only 50% of the ₹13 per sq ft maintenance charge, which amounts to ₹6.5 per sq ft. Starting July 1, 2025, full rental of ₹4,16,93,496 and complete maintenance charges apply. The lease includes a 15% rental escalation every 3 years and mandates a 3-month security deposit with similar escalation terms.

The office tower is a G+12 structure with 617 covered basement car parking spaces. The lease agreement allows renewal for an additional 4 years, followed by another 5-year extension, indicating a long-term vision. Table Space paid ₹1,58,53,000 in stamp duty and ₹50,003 in registration charges.
Founded in 2017, Table Space has developed a portfolio of 100.5.34 lakh sq ft across 75 centres in India, servicing global clients through enterprise-managed solutions. This deal highlights the growing trend of large technology firms like Google and Apple opting for managed space models to scale operations efficiently without incurring upfront capital expenditure.
Table Space’s latest lease at Intellion Park for Google marks a significant expansion of managed workspaces in India. With a potential value exceeding ₹300 crore over the lease term, it underlines the rising demand for Grade A, plug-and-play office spaces among multinational corporations.
