Apple India Pvt Ltd has signed a 10-year lease for a massive commercial property in Bengaluru, marking a significant expansion in its operations in the country, as per news reports. This strategic move is part of Apple’s broader commitment to strengthening its presence in India’s technology and innovation ecosystem.
Apple India has leased 2.7 lakh sq ft of office space in a commercial building developed by Embassy Group on Sankey Road, Bengaluru. The office spans 9 floors from the 5th to the 13th, with a carpet area of 1.96 lakh sq ft and a chargeable area of 2.68 lakh sq ft, documents accessed by Propstack showed.
The deal is valued at ₹1,010 crore over 10 years, which includes rent, common area maintenance, and parking charges. The monthly rent stands at ₹6.31 crore, translating to ₹235 per sq ft.
The agreement provides Apple with 362 car parking slots. Additionally, it includes a 4.5% annual rent escalation clause. Apple also holds the option to lease another 1.21 lakh sq ft spread from the ground to the 4th floor in the same tower. A security deposit of ₹31.57 crore has been paid by the tech giant.

This commercial property is being developed on a 2.3-acre parcel previously occupied by the Le Meridien hotel. Overlooking Cubbon Park and Bangalore Golf Club, the building includes 2 basements, a ground floor, and 13 upper floors. Embassy Group had acquired the site years earlier and transformed it into a modern workplace hub.
This follows Apple India’s recent lease of 7,997.8 sq ft in the Phoenix Mall of Asia, North Bengaluru, for retail operations. That 10-year lease includes a minimum guaranteed rent and revenue-sharing model. Apple also occupies space at Prestige Minsk Square in Cubbon Road, continuing its expansion in the city.
