Adani, Reliance, Lodha, and JSW Compete for Massive 206-Acre Mumbai Redevelopment Projects

The Maharashtra Housing and Area Development Authority (MHADA) has received bids from multiple real estate companies for 3 redevelopment projects spread across 206.49 acres in Mumbai, as per news reports. 

The projects are located at Bandra Reclamation, SVP Nagar in Andheri West and Adarsh Nagar in Worli. Technical bids for the projects were opened on Tuesday by MHADA. 

Among the companies that participated in the bidding process are Adani Group’s Adani Properties, Reliance Industries-backed Reliance 4IR Realty Development, Lodha Developers, and JSW Group’s JSW Realty & Infrastructure. 

Bids Across 3 Clusters 

The Bandra Reclamation project covers 98.27 acres, making it the largest among the 3. The SVP Nagar redevelopment project in Andheri West spans 73.89 acres, while the Adarsh Nagar project in Worli covers 34.33 acres. 

For the Worli redevelopment project, bids were submitted by Adani Properties, Lodha Developers, and JSW Realty & Infrastructure. The Bandra Reclamation project also received bids from the same 3 companies. 

In the SVP Nagar project, bids were submitted by Reliance 4IR Realty Development, Adani Properties, and Hanura Realty. 

MHADA’s Mumbai Housing and Area Development Board had floated tenders for the projects on April 8. The last date for submission of bids was May 18. 

Technical Scrutiny to Follow 

According to MHADA, the technical bids will now be examined on parameters such as financial capability, project experience, and compliance with eligibility conditions. Financial bids of technically qualified bidders will be opened later. 

The projects are being implemented under MHADA’s construction and development agency (C&DA) model. Under this arrangement, developers undertake rehabilitation work for existing residents while also developing saleable housing inventory. 

MHADA said eligible residents will receive transit rent compensation and maintenance corpus support during the redevelopment period. 

Existing Redevelopment Pipeline 

MHADA currently has 11 redevelopment projects under the C&DA model across Mumbai, covering nearly 925 acres and to benefit around 80,747 residents. 

The authority said the projects are intended to replace ageing residential colonies and upgrade civic infrastructure in these areas.

Conclusion 

The redevelopment projects cover ageing residential colonies in Worli, Bandra Reclamation and Andheri West. Financial bids will be opened after the technical evaluation process is completed.
