Adani Group’s Logistics Arm Leases Panvel Warehouse to DMart for 28 Years

Adani Group unit Adani Logistics has entered into a long-term warehousing arrangement near Mumbai, strengthening Panvel’s position as a major logistics hub while supporting the expanding supply chain needs of a leading Indian retailer, as per news reports.
Lease Structure and Financial Terms
Adani Logistics Ltd has sub-leased 66,250 square feet of warehousing space at Dharna Camp in Panvel, Raigad district, to Avenue Supermarts Ltd for a tenure of 28 years.
The agreement sets a starting monthly rent of ₹20.20 lakh, with a security deposit of ₹1.21 crore paid by the retailer.
The sub-lease deed was registered on December 24 and includes a lock-in period of 6 years. Rentals under the contract will escalate by 12% every 3 years over the lease term, as per CRE Matrix report.
Location Advantage and Market Context
Panvel has emerged as a preferred destination for large-format logistics facilities within the Mumbai Metropolitan Region, aided by proximity to the Mumbai–Pune Expressway, the Jawaharlal Nehru Port Authority and improving road and rail links.
The micro-market has seen steady demand from retailers, e-commerce companies and third-party logistics providers seeking distribution centres close to key consumption clusters.
