The Maharashtra Housing and Area Development Authority (MHADA) has extended the application deadline for the 2026 lottery to May 28, 2026.

This extension applies to the 2,640 available apartments in Mumbai. The state authority aims to provide potential homeowners with more time to apply for this housing opportunity.

Extended Deadline and Category Reclassification

The decision to extend the deadline follows low interest from the Middle Income Group (MIG) for 610 apartments in Vikhroli.

To address this, MHADA has reclassified these flats as being in the High Income Group (HIG), opening them up to a broader income bracket.

Applicants who previously applied as part of the MIG category will still be considered, but new applications must fall under HIG criteria.

Income Bracket and Pricing Details

The MHADA lottery divides applicants into categories based on income. The Economically Weaker Section (EWS) includes families with an income of up to ₹6 lakh, while the Lower Income Group (LIG) accommodates those earning ₹6-9 lakh.

The MIG is designated for incomes between ₹9-12 lakh, and the HIG for those earning over ₹12 lakh annually. Property prices range from ₹29 lakh to ₹6.82 crore, depending on the location and size of the apartment.

Incentives and Application Details

In addition to lowering the prices of 1,221 tenements in Vikhroli by 7.5%, MHADA offers each allottee one free parking space as an incentive.

Interested applicants can submit their applications online by 11:59 p.m. on May 28, 2026, and pay the earnest money deposit until 11:59 p.m. on May 29, 2026.

Publication of Provisional and Final Lists

The provisional list of applications will be published on June 10, 2026, with claims and objections accepted until June 12, 2026.

The final list will be available on MHADA's website on June 16, 2026. Details about the computerised draw will be announced later.

Conclusion

With the new deadline and revised income categories, MHADA intends to increase applicant participation for its 2026 lottery. This adjustment, along with pricing changes and incentives like free parking, aims to attract a wider pool of potential homeowners.
