
The Maharashtra Housing and Area Development Authority Lottery 2026 has attracted a total of 65,082 applications for affordable homes in Mumbai. This marks a decline compared with the previous 2 lotteries, each of which had received over 1 lakh applications.
The current lottery was announced in March 2026 after no draw was held in 2025. According to MHADA officials, applications are still open for submission within the notified timelines.
Of the 65,082 applications received so far, 43,637 were submitted along with the mandatory earnest money deposit. MHADA data shows weaker participation compared with the 2023 and 2024 lotteries, both of which crossed the 1 lakh application mark.
The last date for submitting applications is May 14, while the deadline for EMD payment is May 15. Officials indicated that application numbers could rise modestly until the deadlines.
The MHADA Lottery 2026 offers a total of 2,640 apartments across Mumbai. Of these, 1,762 units, nearly 66% of the inventory, are currently under construction.
These under‑construction homes are located in areas such as Vikhroli, Goregaon, and Borivali. The remaining apartments are ready or near completion, providing varied possession timelines for applicants.
The apartments under the MHADA Lottery 2026 are spread across multiple parts of Mumbai. Key locations include Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar.
This wide distribution covers both suburban and central Mumbai zones. The spread is aimed at catering to applicants across income groups and commuting preferences.
The price range under the lottery spans from affordable to premium segments. The most expensive apartment on offer is located in Tardeo, South Mumbai, under the High Income Group category, priced at ₹6.82 crore.
According to MHADA data, there are 4 apartments priced above ₹6 crore, including 2 units in Crescent Tower, Tardeo. These measure 1,520 sq ft at ₹6.77 crore and 1,838 sq ft at ₹6.82 crore, making the latter the costliest unit.
