The Mumbai Sub-Regional Office of the Maharashtra Housing and Area Development Authority (MHADA) has announced the much-awaited Lottery 2026, offering 2,640 residential units across Mumbai. The ward-level allotment is part of a top-up round aimed at improving housing accessibility across income segments.

The online application process goes live on March 30, 2026, at 3 p.m., marked by a formal launch event attended by Vice-President and CEO Sanjeev Jayaswal. Interested applicants can submit forms until April 29, 2026 (11:59 p.m.), with payment deadlines aligned accordingly.

MHADA Lottery 2026: Eligibility and Income Categories 

The lottery spans four income groups, ensuring broad accessibility:

  • EWS: 145 flats (income ≤ ₹1 lakh)
  • LIG: 858 flats (income ≤ ₹2 lakh)
  • MIG: 1,408 flats (income ≤ ₹5 lakh)
  • HIG: 229 flats (income > ₹5 lakh, no upper cap)

Applicants must be domiciled in Maharashtra for at least 15 years and provide valid income proof for FY 2024–25. Mandatory documents include Aadhaar and PAN cards linked to a mobile number for OTP verification.

Additionally, applicants can apply under one or two income categories, but must disclose combined family income to avoid disqualification.

Application Process and Housing Supply

Applications can be submitted via the official MHADA housing portal or through the MHA Housing Lottery System mobile app, available on Android and iOS platforms.

The total housing stock includes:

  • 371 units under Rule 33(5) housing stock
  • 188 units under Rule 33(7)
  • 319 units from MHADA-held inventory

This diversified supply reflects a mix of redevelopment-linked and retained housing units.

Key Dates and Allotment Timeline

  • Application window: March 30 to April 29, 2026
  • Payment deadline: April 29 (online) or April 30 (bank hours)
  • Final allotment list: May 12, 2026, at 3 p.m.

The final list will be published on the MHADA portal, ensuring transparency in the allocation process.
