Keystone Realtors, part of the Rustomjee Group, has finalised development and construction agreements with the Maharashtra Housing and Area Development Authority (MHADA) for the large‑scale redevelopment of GTB Nagar in Sion. The agreements have been executed through the company’s subsidiary, Keymidtown Developers, marking a significant step in one of Mumbai’s major urban renewal initiatives.

The project spans approximately 11.54 acres, positioning it among the sizeable redevelopment ventures currently underway in the city. More than 1,200 existing residents are expected to benefit as the project transitions into modern residential infrastructure.

Scale And Structure of The Redevelopment Project

The GTB Nagar redevelopment covers around 46,731.15 square metres of land, reflecting the extensive footprint of the initiative. Keystone Realtors estimates that the project will unlock nearly 20.7 lakh square feet of saleable area upon completion.

With a projected gross development value of about ₹4,521 crore, the project represents a substantial addition to the company’s development pipeline. The redevelopment will replace ageing structures with upgraded residential towers designed to accommodate both existing occupants and new homebuyers. The agreement with MHADA provides the framework for phased construction and rehabilitation.

Construction Technology and Safety Features

The project’s residential towers will employ aluminium formwork technology, a construction method known for creating durable and watertight concrete structures. This technique enables faster project execution while enhancing build quality.

The buildings will adhere to stringent safety standards, including structural resistance to wind pressures and seismic forces. Keystone Realtors plans to integrate advanced fire safety systems across the development to meet regulatory requirements.

Infrastructure, Amenities and Community Integration

Alongside core structural works, the redevelopment will incorporate essential vertical transportation systems, including lifts designed to serve high‑rise towers efficiently. The company highlighted that the project will introduce improved internal road networks and service utilities to support the upgraded residential layout.

Open spaces and community‑oriented planning will form key elements of the design strategy. Sustainable features are expected to be integrated to enhance environmental performance and resident well‑being. The initiative aims to transform the locality while preserving functional connectivity for existing residents.

With an estimated 20.7 lakh square feet of saleable area and a GDV of ₹4,521 crore, the project reflects sizable redevelopment potential.
