
Wipro has leased 1,45,157 sq. ft office space for 5 years at Mindspace Business Parks in Airoli East, Navi Mumbai, as per news reports. This move strengthens its existing base in the Mumbai Metropolitan Region, supported by growing demand in the commercial real estate sector from the IT industry.
The Bengaluru-headquartered IT company has secured 1,45,157 sq. ft of office space within Mindspace Business Parks, a SEZ project situated in Airoli East, Navi Mumbai.
The space has been leased for 5 years from Mindspace Business Parks Pvt. Ltd, part of Mindspace REIT.
As per the agreement, possession will be granted on January 7, 2025, and rent obligations will begin on April 1, 2025, following an 84-day rent-free period. The monthly rental stands at ₹97.25 lakh, calculated at ₹67 per sq. ft, with an annual escalation of 5%.
This transaction comes after Wipro's earlier lease at the same location where the company had taken up 3,87,000 sq. ft for a monthly rent of ₹2.47 crore.
The continuous leasing of office space at the same property indicates a steady expansion in its regional operational infrastructure.
