
Tata Consultancy Services (TCS) has taken additional office space in Chennai, increasing its total presence in the city to around 7.79 lakh sq ft.
As per The Economic Times report, the latest addition is a 1.47 lakh sq ft lease at Ozone Techno Park, located on Old Mahabalipuram Road (OMR), a key IT stretch in the city.
The agreement has been signed with Platinum Holdings Private Limited for space across the fourth and fifth floors of the building. The lease is set to begin on 1 October 2025 and will run for 53 months.
The rental has been fixed at ₹45 per sq ft per month. Based on this, the monthly rent for the newly leased portion works out to about ₹66.2 lakh.
With this transaction, the company’s total rental outflow at the campus is estimated at close to ₹3.5 crore per month. The lease also includes a security deposit of ₹5.96 crore.
There is a provision for a 12% increase in rent every 3 years during the lease period. The agreement allows for renewal through 2 additional 5-year terms.
If both renewal options are exercised, the occupancy could extend until March 2040. The structure provides continuity in terms of space usage while retaining flexibility through defined lease periods.
Chennai’s office market currently has an estimated stock of about 90 million sq ft. Industry estimates suggest this could exceed 100 million sq ft by 2026.
OMR continues to see a steady share of leasing activity. The corridor has existing office clusters, access to workforce, and comparatively lower rentals than some other major IT markets.

As of March 18, 2026, 9:53 am, Tata Consultancy Services (TCS) share price stood at ₹2,464.40, a 3.04% increase from the previous closing price.
The additional lease increases the company’s space in Chennai and adds to ongoing activity in the OMR micro-market, where large office deals continue to be recorded.
