
Lodha Developers share price is expected to remain in focus after the company outlined an aggressive expansion into data centre infrastructure, signalling a shift towards annuity-driven revenue streams.
As per news reports, the company plans to build around 1 gigawatt of data centre power shell capacity at its Palava township near Mumbai. This development will be executed on a build-to-suit basis across nearly 100 acres within its larger 400-acre data centre park.
The proposed expansion involves an estimated investment of ₹10,000–11,000 crore. Lodha intends to fund a significant portion of this through monetisation of remaining land parcels within the park.
The company expects land values to scale up over time, with potential monetisation generating over ₹12,000 crore from FY27 onwards.
The broader strategy aligns with its earlier commitment to invest ₹1 trillion in Maharashtra for a 2.5 GW data centre ecosystem, reinforcing its long-term push into digital infrastructure.
In FY26, Lodha reported pre-sales of ₹20,530 crore, reflecting a 16% year-on-year increase, though slightly below its guidance due to temporary demand disruptions linked to geopolitical events affecting NRI buyers.
The company also highlighted a strong future pipeline, with planned project launches worth ₹21,800 crore of gross development value for FY27.
Additionally, it is expanding into new markets such as Gurugram, where it has already secured projects with a combined GDV of around ₹3,300 crore.
The entry into data centre infrastructure represents a diversification from cyclical real estate sales towards more stable, recurring income streams.
With anchor clients already in place and large land reserves, Lodha is positioning itself to capture demand driven by digitalisation and cloud infrastructure growth.
