Kolte Patil Developers Share Price Surges Over 5% on Announcing Mumbai Expansion with Signing of 6 Projects

Kolte-Patil Developers Limited has strengthened its presence in the Mumbai Metropolitan Region (MMR) by signing 6 society redevelopment projects with a combined estimated Gross Development Value (GDV) of approximately ₹6,000 crore, as per the exchange filings.
The additions represent the company's largest annual business development expansion in MMR and further reinforce Mumbai as a key growth market.
6 Projects Across Prime Locations
The newly added projects are located in Santacruz West, Andheri West (Lokhandwala), Oshiwara, Versova, Ghatkopar East, and Vashi.
Based on current estimates, the projects have an estimated GDV of ₹1,930 crore, ₹1,420 crore, ₹800 crore, ₹750 crore, ₹600 crore, and ₹500 crore, respectively.
Expansion Across High-Demand Micro-Markets
The projects are situated in established residential locations supported by strong infrastructure, good connectivity, and limited availability of developable land.
The additions expand Kolte-Patil's footprint across Mumbai's Western suburbs, Central suburbs and Navi Mumbai. The company said it will continue evaluating opportunities across different development models based on the demand profile and value potential of individual micro-markets.
Launch Pipeline
All six redevelopment projects are being planned as iconic developments. The company expects to launch them over the next 6 to 12 months, creating a visible pipeline for the next phase of its development activities.
Management Commentary
Rajesh Patil, Managing Director of Kolte-Patil Developers, said the ₹6,000 crore GDV portfolio marks a "new phase of accelerated growth in MMR" and strengthens the company's development pipeline.
He added that, backed by its Blackstone partnership, the company is pursuing larger projects and value-accretive growth while reflecting housing societies' confidence in its redevelopment expertise.
