Brookfield India Real Estate Trust Delivers Strong Q4 with 52% NOI Growth, ₹456 Crore Payout to Unitholders

As per PTI news report, Brookfield India Real Estate Trust has announced a significant distribution of ₹456 crore to its unitholders for the March quarter, alongside a notable 52% increase in net operating income (NOI) to ₹742.9 crore.
Distribution Details and Financial Performance
The distribution to unitholders includes interest payments on shareholder loans, repayment of SPV debt and NCDs, dividends, and interest on fixed deposits.
The board declared a distribution of ₹456.43 crore, equating to ₹5.50 per unit for the quarter ended March 31, 2026. The company's NOI for the last fiscal year rose to ₹2,291.3 crore from ₹1,854 crore in 2024-25.
Alok Aggarwal, CEO and Managing Director of Brookfield India Real Estate Trust, highlighted "FY2026 marked a strong year, supported by record gross leasing of 4 million square feet that led to occupancy growing by 5 per cent year-on-year. Healthy income growth enabled us to distribute ₹21.40 per unit for FY26, up 11 per cent year-on-year".
Strategic Acquisitions and Equity Raising
During the last fiscal year, Brookfield India REIT acquired Ecoworld in Bengaluru, enhancing its scale and diversification.
Additionally, the company raised over ₹8,200 crore of equity from April 2025 to date from marquee investors, strengthening its position for future growth opportunities.

Portfolio Overview
Brookfield India REIT manages 11 Grade A assets located in key cities such as Delhi, Mumbai, Bengaluru, Gurugram, Noida, and Kolkata.
The portfolio comprises 37 million sq ft of total leasable area, including 32.5 million sq ft of operating area, 0.6 million sq ft under construction, and 4 million sq ft of future development potential.
