Buying a dream home is a major financial commitment, particularly when a large portion of the purchase is financed through a housing loan.

A Home Loan EMI calculator helps borrowers understand their monthly repayment obligations and how these fit into their income.

How Much of Your Salary Can Go Towards Home Loan EMI?

Banks assess total fixed obligations, including existing EMIs and the proposed home loan EMI. These obligations commonly account for around 30% to 50% of monthly income, although limits vary depending on the lender and borrower's financial profile.

For someone without existing loans, 45-50% of monthly income can serve as an illustrative benchmark.

₹60,000 Monthly Income: How Much Home Loan EMI Can You Afford?

An EMI calculation at 45% and 50% of salary for an individual earning ₹60,000 per month will be:

Monthly Income EMI Amount % of Salary
₹60,000 ₹27,000 45%
₹60,000 ₹30,000 50%

Comparison of EMI of ₹40 Lakh Home Loan: 20 Years vs 30 Years

Consider a ₹40 lakh home loan at an annual interest rate of 7.5%. Here is the comparison of 20 and 30 years.

Particulars 20 Years 30 Years
Monthly EMI ₹32,224 ₹27,969
Share of ₹60,000 income 53.7% 46.6%
Total interest ₹37.34 lakh ₹60.69 lakh

By extending the tenure from 20 to 30 years, there is a decrease in the monthly EMI amount by about ₹4,255, making it less than 50% of the monthly income.

However, with this change in tenure, the total interest increased by about ₹23.25 lakh.
