Gurugram Leads Ultra-Luxury Housing Market in 2025, Ahead of Mumbai

Gurugram recorded the highest transaction value in India’s ultra-luxury housing segment in 2025. According to the High-End Luxury Housing Report by India Sotheby’s International Realty and CRE Matrix, the city recorded ₹24,120 crore in sales of homes priced at ₹10 crore and above during the calendar year. 

Record Sales in 2025 

A total of 1,494 such homes were sold in 2025, compared with 155 units in 2023. In value terms, the segment expanded from ₹4,004 crore in 2023 to ₹13,383 crore in 2024 and crossed ₹24,000 crore in 2025. 

Ultra-luxury homes accounted for 24% of Gurugram’s total residential market value last year. The average ticket size stood at around ₹16 crore. 

Shift Across Micro-Markets 

Demand was led by homes sized between 4,000 and 6,000 sq ft. Properties above 8,000 sq ft contributed nearly 22% of the total transaction value, showing a concentration of higher-value deals. 

Emerging corridors reported a rise in activity. The Dwarka Expressway saw transaction value increase from ₹383 crore in 2024 to ₹8,347 crore in 2025. 

On Golf Course Extension Road, weighted average prices rose from ₹24,855 per sq ft to ₹37,899 per sq ft, alongside a 379% increase in sales value. Established locations such as Golf Course Road recorded steadier volumes due to limited fresh supply. 

Comparison with Other Cities 

In the same ₹10 crore-plus category, Mumbai recorded ₹21,902 crore in transactions in 2025. 

Noida and Greater Noida together logged ₹9,358 crore in ultra-luxury sales. Hyderabad reported ₹8,140 crore, while Bengaluru recorded ₹2,319 crore. 

Capital Market Context 

The report noted that 103 Indian companies raised $19.54 billion through mainboard Initial Public Offerings (IPOs) in 2025. The expansion in equity issuance coincided with higher participation in high-value residential transactions. 

The 2025 data places Gurugram at the top of India’s ultra-luxury housing market by transaction value for the year.

Conclusion  

Figures for calendar year 2025 indicate a change in rankings within the ultra-luxury housing segment. Gurugram recorded the highest sales value, ahead of Mumbai and other metropolitan markets.
