Bagmane Prime Office REIT units were listed at ₹103.50 on the National Stock Exchange (NSE), representing a gain of 3.5% over the issue price of ₹100. The units later eased slightly to ₹103.10, indicating mild profit booking after the initial listing gains.
On the Bombay Stock Exchange (BSE), the units debuted at ₹103.40, reflecting a 3.4% premium. The company’s market capitalisation was recorded at ₹35,071 crore on the NSE following the listing.
The ₹3,405 crore initial public offering (IPO) saw strong demand, being subscribed 23.71 times by the close of bidding on May 7, 2026. The issue received over 2 lakh applications, surpassing previous REIT offerings in terms of participation.
The IPO structure included a fresh issue of ₹2,390 crore and an Offer-for-Sale (OFS) of ₹1,015 crore by an existing unitholder. The price band for the issue was set at ₹95–100 per unit.
Bagmane Prime Office REIT raised approximately ₹1,150 crore from anchor investors ahead of the IPO opening. The strong anchor book indicated early institutional confidence in the offering.
Participation levels exceeded those seen in earlier REIT listings such as Embassy Office Parks REIT and Brookfield India Real Estate Trust. The higher number of applications also reflects broad retail and institutional interest in income-generating real estate instruments.
The REIT’s portfolio consists of 6 Grade A+ office business parks spanning 20.3 million sq ft. These assets are located in key Bengaluru micro-markets, including Outer Ring Road (ORR) and the Secondary Business District (SBD City).
Grade A+ office properties typically attract high-quality tenants and stable rental income streams. Real Estate Investment Trusts (REITs) allow investors to gain exposure to such assets without directly owning property, by distributing income generated from leased spaces.
