The Maharashtra Housing and Area Development Authority (MHADA) lottery 2026 has recorded strong demand within a week of its announcement. The scheme offers 2,640 affordable housing units across Mumbai.
As of April 5, 2026, more than 8,000 applications have been submitted by prospective homebuyers. The response highlights continued demand for affordable housing in the Mumbai real estate market.
MHADA has received a total of 8,218 applications for the lottery as of April 5, 2026. Additionally, 4,032 applicants have submitted Earnest Money Deposits (EMDs) as part of the process.
The application numbers indicate significant interest relative to the number of units available. This level of participation reflects the demand-supply gap in affordable housing segments.
The last date for submitting applications is April 29, 2026, while the deadline for EMD payments is April 30, 2026. Applicants can complete payments through RTGS and NEFT modes via the official MHADA portal.
The lottery draw results are scheduled to be announced on May 15, 2026. The process is being conducted through an online platform to streamline participation and transparency.
Out of the total 2,640 units, 1,762 apartments are currently under construction, accounting for approximately 66% of the inventory. These units are located in areas such as Vikhroli, Goregaon, Borivali, and Kanamwar Nagar.
Among the under-construction units, 128 are in Borivali East, and 85 are in Goregaon West. The distribution reflects a mix of suburban and urban housing supply across Mumbai.
The price range of the units varies significantly across income categories and locations. The most expensive apartment is priced at ₹6.82 crore in Tardeo under the High Income Group category.
In contrast, the most affordable unit is priced at over ₹29 lakh in Mankhurd under the Economic Weaker Section category. There are also multiple units priced between ₹2 crore and ₹4 crore, catering to mid- and high-income buyers.
