
The Maharashtra Housing and Area Development Authority is set to launch a lottery for 5,000 affordable homes in Mumbai within the next 2 to 3 months, targeting a wide range of income groups, as per news reports.
The upcoming lottery will include units for Economically Weaker Section (family income up to ₹6 lakh), Lower Income Group (₹6 lakh to ₹9 lakh), Middle Income Group (₹9 lakh to ₹12 lakh) and High Income Group (above ₹12 lakh).
A large share of the flats comes from under construction projects, many of which have only foundation work or a few floors completed, meaning possession may be delayed until after 2028.
Between 2,400 and 2,500 flats are expected from the Patra Chawl redevelopment in Goregaon West. Approximately 2,300 of these units are earmarked for low and middle income buyers, while the remaining units will be allocated to high income applicants.
The project involves rebuilding the original mill workers’ chawl and selling surplus land‑derived housing stock.

Applications for the MHADA lottery will be submitted entirely online via https://housing.mhada.gov.in/.
The authority plans to announce the lottery in March or April, with the draw scheduled for May or June. Past lotteries have covered areas such as Andheri, Antop Hill, Juhu, Goregaon, Tardeo, Vikhroli and Powai.
Since its inception in December 1977, MHADA has constructed 5,05,802 dwelling units, including redevelopment projects.
In 2024, more than 2,000 homes were offered with prices ranging from ₹29 lakh to ₹6.82 crore. High income units were priced between ₹1 crore and ₹6 crore, with the most expensive unit located in Tardeo at ₹6.82 crore for a 1,500 sq ft flat.
MHADA’s 2026 lottery will make 5,000 affordable homes available in Mumbai, concentrating a majority of units in Goregaon through the Patra Chawl redevelopment. The scheme covers all income categories and follows an online application process with a draw expected in mid‑year.
