
The Maharashtra Housing and Area Development Authority (MHADA) is preparing to announce its next affordable housing lottery for Mumbai by March 31, 2026. The update was shared by Sanjeev Jaiswal, Vice President and CEO of MHADA, during a media interaction on March 5.
While the final count of homes was not confirmed, officials indicated that the offering may include about 5,000 units. A significant share of the available homes will be located in Goregaon, highlighting continued focus on suburban clusters with active redevelopment.
MHADA officials indicated that nearly half of the total units under the upcoming lottery will be located in the Goregaon area. These units will cater to a mix of income groups, ensuring distribution across EWS, LIG, MIG, and HIG categories.
The overall supply is expected to be around 5,000 homes, although the exact figure will be announced by MHADA later this month. The lottery aligns with ongoing efforts to improve access to affordable housing within the Mumbai Metropolitan Region. Demand for MHADA homes remains strong given regulated pricing and transparent allocation mechanisms.
Officials noted that a substantial portion of the upcoming inventory will be from under-construction developments. Many of these projects are still in their early stages, with foundation work or partial structural progress completed.
As a result, possession timelines extend beyond 2028 for several units, according to reporting from Hindustan Times. This emphasises a delivery cycle more aligned with long-term planning rather than near-term occupancy.
The Patra Chawl redevelopment in Goregaon West is expected to form the core of the new lottery supply. Between 2,400 and 2,500 flats from this project are likely to be included in the final announcement.
Of these, around 2,300 units will be reserved for low‑ and middle‑income groups, highlighting policy focus on affordability. The remaining flats will be offered to high‑income group applicants based on project configuration.
