DDA’s Karmayogi Awaas Yojana 2025 Offers 25% Discount on Narela Flats for Govt Employees

The Delhi Development Authority (DDA) has launched the Karmayogi Awaas Yojana 2025, a special housing scheme for serving and retired employees of central and state governments, PSUs, public sector banks, local bodies, autonomous institutions and government universities.
Flats on Offer and Location
Under this scheme, 1,168 newly built flats are available in Pocket-9, Sector A1 to A4, Narela. The flats are offered on a first-come-first-serve basis and include 1 BHK, 2 BHK and 3 BHK units.
A major highlight of the scheme is a flat 25% discount on all categories, making the prices much lower than earlier disposal rates.
Discounted Flat Prices
After applying the 25% discount (excluding maintenance charges):
- 1 BHK: ₹34.03 lakh to ₹34.28 lakh
- 2 BHK: ₹79.81 lakh to ₹88.16 lakh
- 3 BHK: ₹114.57 lakh to ₹127.11 lakh
Prices vary depending on the size of the flat.
Flat Size and Parking Details
The plinth area (including balconies and common areas) is:
- 1 BHK: 61.17–61.65 sq m
- 2 BHK: 126.53–140.56 sq m
- 3 BHK: 163.76–183.36 sq m
Parking spaces are also available:
- 1 BHK: 5.76 sq m
- 2 BHK: 11.52 sq m
- 3 BHK: 23.04 sq m
Maintenance Charges and Corpus Fund
Maintenance charges must be paid in advance for one year.
- Corpus fund:
- 1 BHK: ₹75,000
- 2 BHK: ₹1.50 lakh
- 3 BHK: ₹2.50 lakh
- Monthly maintenance:
- 1 BHK: ₹1.50 per sq ft
- 2 BHK: ₹2 per sq ft
- 3 BHK: ₹2.50 per sq ft
No GST will be charged on maintenance.
Connectivity and Infrastructure
The flats are located in a planned residential area with improving connectivity. The project is close to Urban Extension Road-II and GT Karnal Road and falls under the proposed Rithala–Narela–Kundli Metro corridor, which is expected to improve access to central Delhi and nearby regions.

- Scheme brochure & registrations open: December 19, 2025
- Booking starts: January 14, 2026
- Scheme closes: March 31, 2026

- Registration fee: ₹2,500
- Booking amount:
- 1 BHK: ₹50,000
- 2 BHK: ₹4 lakh
- 3 BHK: ₹10 lakh
Eligibility and Relaxed Property Norms
Applicants must be Indian citizens aged 18 years or above and either serving or retired government employees. DDA has also relaxed property ownership rules, allowing applicants to own property in Delhi or elsewhere without restrictions.
