The Delhi Development Authority (DDA) has introduced the "DDA Karmajeevi Awaas Yojana 2026," an online housing scheme launched on July 24, 2026.
This scheme provides an opportunity to book residential flats on a first-come, first-served basis. Registrations began on July 24, 2026, and direct flat bookings will commence online on August 15, 2026, from 12 PM, closing on October 30, 2026.

The scheme offers a 25% discount on 1,224 newly constructed, ready-to-move-in flats located in Pocket 11, Sector A1-A4, Narela. The area is adjacent to the Mamoorpur City Forest and is well-connected to an upcoming DMRC metro corridor, a proposed RRTS station, major roads, and a developing education hub.
DDA Karmajeevi Awaas Yojana 2026: Eligibility Criteria
Applicants must be Indian citizens who have completed 18 years of age. There are no restrictions regarding owning any other land or built-up property in Delhi or anywhere else.
The scheme is designed for "Karmajeevis," covering permanent government or public sector employees. It also covers salaried or self-employed professionals such as doctors, lawyers, corporate professionals, and teachers.
DDA Karmajeevi Awaas Yojana 2026: Registration Process
Interested individuals must visit the official DDA Awaas Portal to create unique login credentials using their PAN. Applicants already registered on the portal do not need to pay the fee again.
Applicants must pay a non-refundable online registration fee of ₹2,500, which includes GST. All flat sizes, layouts, and pocket plans can be verified online through the portal.
Booking Window and Guidelines
The booking remains open until available inventory is exhausted. Once a flat is chosen, the portal grants a 15-minute booking window to deposit the category-specific booking amount online.
The non-refundable booking amount is ₹10 lakhs for a 3-BHK, ₹4 lakhs for a 2-BHK, and ₹50,000 for a 1-BHK flat. This paid amount adjusts against the final price.
Payment Schedule and Interest
The flat disposal price must be deposited within 60 days of the online Demand-cum-Allotment Letter issuance. Payments must be made via net banking, NEFT, or RTGS online challans.
An extra 30-day grace period carries 10% simple interest per annum. Failing to pay within 90 days causes automatic cancellation, forfeiting the booking amount, while delayed approvals demand 14% penal interest.
Benefits for Divyangjans
Allottees under the Person with Benchmark Disability category can select cash down or hire purchase options. Hire purchase demands a 25% initial deposit, with the remainder paid via 15-year monthly EMIs.
They receive a 5% price rebate capped at ₹1 lakh. These properties carry a mandatory 15-year non-alienation clause before full settlement or final completion of the timeline.
Flat Inventory and Costs
The total inventory features 384 1-BHK flats in Block Y, 432 2-BHK flats across Blocks A-C, and 408 3-BHK units in Blocks Q-S. Each flat has allocated parking spaces.
Disposal prices after the 25% discount range from ₹33.40 lakhs to ₹33.66 lakhs for 1-BHK, ₹75.55 lakhs to ₹83.58 lakhs for 2-BHK, and ₹1.0655 crore to ₹1.1922 crore for 3-BHK.
Additional Maintenance and Charges
The base price excludes water connection charges of ₹2,000 and conversion fees. One-time maintenance corpus funds are ₹2.5 lakhs, ₹1.5 lakhs, and ₹75,000 across the categories.
Upfront 12-month maintenance charges per square foot are ₹2.5 for 3-BHK, ₹2 for 2-BHK, and ₹1.5 for 1-BHK units. Registered Resident Welfare Associations handle daily upkeep.
Mortgage and Possession Rules
Allottees can mortgage flats to approved financial institutions having a minimum capital base of ₹5 crore. Home loan intimations must be submitted through the portal within 30 days.
Allottees must apply for possession online within 90 days of full payment. Physical possession must be taken within 60 days of letter issuance to avoid watch and ward charges.
Document Submission and Legalities
The affidavit-cum-undertaking must be executed on an e-stamp paper of ₹10, with an additional stamp of ₹5, verified by a notary. It is submitted online before taking possession.
Required identity, address, PAN, and eligibility proofs must be uploaded. Presenting false information or wrong PAN details results in immediate summary cancellation and complete forfeiture of all deposited funds.
