DDA Karmajeevi Awaas Yojana 2026: Eligibility Criteria
Applicants must be Indian citizens aged 18 or older. There are no restrictions on owning other properties in Delhi or elsewhere. The scheme is designed for "Karmajeevis," including permanent government or public sector employees, salaried or self-employed professionals such as doctors, lawyers, corporate professionals, and teachers.
DDA Karmajeevi Awaas Yojana 2026: Registration Process
Interested individuals must visit the official DDA Awaas Portal to create unique login credentials using their PAN. A non-refundable online registration fee of ₹2,500, including GST, is required. All flat sizes, layouts, and pocket plans can be verified online through the portal.
Booking Window and Guidelines
The booking remains open until the available inventory is exhausted. Once a flat is chosen, the portal grants a 15-minute window to deposit the category-specific booking amount online. The non-refundable booking amount is ₹10,00,000 for a 3-BHK, ₹4,00,000 for a 2-BHK, and ₹50,000 for a 1-BHK flat. This amount adjusts against the final price.

Payment Schedule and Interest
The flat disposal price must be deposited within 60 days of the online Demand-cum-Allotment Letter issuance. Payments must be made via net banking, NEFT, or RTGS online challans. An extra 30-day grace period carries 10% simple interest per annum. Failing to pay within 90 days causes automatic cancellation, forfeiting the booking amount, while delayed approvals demand 14% penal interest.
Benefits for Divyangjans
Allottees under the Person with Benchmark Disability category can select cash down or hire purchase options. Hire purchase demands a 25% initial deposit, with the remainder paid via 15-year monthly EMIs. They receive a 5% price rebate capped at ₹1,00,000. These properties carry a mandatory 15-year non-alienation clause before full settlement or final completion of the timeline.
Flat Inventory and Costs
The total inventory features 384 1-BHK flats in Block Y, 432 2-BHK flats across Blocks A-C, and 408 3-BHK units in Blocks Q-S. Disposal prices after the 25% discount range from ₹33,40,000 to ₹33,66,000 for 1-BHK, ₹75,55,000 to ₹83,58,000 for 2-BHK, and ₹1,06,55,000 to ₹1,19,22,000 for 3-BHK.
Additional Maintenance and Charges
The base price excludes water connection charges of ₹2,000 and conversion fees. One-time maintenance corpus funds are ₹2,50,000, ₹1,50,000, and ₹75,000 across the categories. Upfront 12-month maintenance charges per square foot are ₹2.5 for 3-BHK, ₹2 for 2-BHK, and ₹1.5 for 1-BHK units.
