Maharashtra Hands Over 118 Acres in Malad for Dharavi Resident Rehabilitation

The Maharashtra government has handed over possession of a 118‑acre land parcel at Mukteshwar in the Malvani area of Malad to the Slum Rehabilitation Authority for use in the Dharavi Redevelopment Project, as per Hindustan Times report. 

Transfer of the 118‑acre Mukteshwar Parcel 

The parcel, estimated at ₹540 crore, is now owned by the SRA while Navbharat Mega Developers Private Limited (NMDPL), the Adani Group special‑purpose vehicle, holds development rights. NMDPL has paid a premium of ₹135 crore for these rights.  

Of the 140 acres originally earmarked at Mukteshwar, 118 acres have been handed over, and 22 acres remain under litigation. 

Rehabilitation Plan and Unit Details 

The Malad site will accommodate Dharavi residents who are not eligible for in situ rehabilitation. It will house occupants of upper‑floor tenements and those who settled in Dharavi after 1 January 2011 and before 15 November 2022.  

Each eligible resident will receive one 350 sq ft unit, an increase from the 300 sq ft units used in other slum projects. Residents deemed ineligible for in situ relocation will be placed in rental housing complexes outside Dharavi under a hire‑purchase arrangement.

Broader Land Allocation for the Dharavi Project 

The state has identified about 540 acres across the Mumbai Metropolitan Region for affordable housing linked to the Dharavi redevelopment.  

These include parcels at Kurla, salt pan lands at Kanjur, Bhandup, Mulund and portions of the Deonar dumping ground. Officials estimate that 1.25‑1.5 lakh new homes will be built to rehabilitate roughly 10 lakh Dharavi residents. 

Project Timeline and Investment 

The Adani Group emerged as the winning bidder in November 2022, committing an initial investment of ₹5,069 crore. NMDPL has a 7-year deadline to construct the homes required for rehabilitation, while the overall redevelopment timeline set by the government is seventeen years. 

Conclusion 

The handover of the 118‑acre Mukteshwar parcel marks a significant step in the Dharavi Redevelopment Project, providing land for both rehabilitation housing and market‑sale apartments, and contributing to the broader allocation of 540 acres for affordable housing across Mumbai.
