
Tata Power, in partnership with Keppel, has teamed up with Tata Realty & Infrastructure Limited to introduce a large-scale Cooling-as-a-Service (CaaS) solution at Intellion Park, Chennai.
This initiative aims to significantly reduce energy consumption at the facility.
The collaboration involves deploying a 12,100 TR CaaS solution at Intellion Park, which spans 25.27 acres in Chennai's Taramani IT corridor.
This project is expected to go live in October 2026 under a 15-year contract. The solution is engineered to reduce the facility's energy consumption by over 20%, utilising high-efficiency equipment and intelligent controls.
The core of this solution is an AI and ML-driven Operations Nerve Centre, patented by Keppel, which facilitates real-time monitoring and predictive analytics to optimise performance.
This system enhances efficiency, reliability, and sustainability across the facility.
Intellion Park sources green power from Tata Power, and the addition of CaaS strengthens its low-carbon energy ecosystem.
The partnership is expected to extend to broader HVAC systems, unlocking further efficiency gains and improving occupant comfort.

Dr. Praveer Sinha, CEO & MD of Tata Power, highlighted the importance of optimal cooling solutions in India's growing commercial real estate sector. He emphasised the role of CaaS in delivering efficient, low-carbon cooling at scale.
Mr. Sanjay Dutt, MD & CEO of Tata Realty, remarked on the shift from ownership-led infrastructure to a service-led model, focusing on performance and outcomes. He noted the collaboration as a blueprint for delivering superior operational outcomes and long-term environmental value.
Beyond Intellion Park, Tata Power and Keppel have secured additional CaaS projects, including commercial real estate and specialised industrial facilities.
These projects span data centres, advanced manufacturing, and district cooling systems for large developments.
