Smartworks Share Price in Focus; Signs Around ₹305 Crore Managed Office Deals with New Clients

Smartworks Coworking Spaces has added around ₹305 crore in contracted rental revenue through new managed office agreements with corporate clients across multiple cities. The contracts cover rental engagements of up to 60 months.
The new sign-ups come shortly after the company announced another ₹235 crore from existing clients expanding their office requirements. Together, the two developments add about ₹540 crore to contracted rental revenue.
New Deals Cover Multiple Sectors
The latest contracts have been signed with a mix of Indian and global companies. The clients include businesses from technology, research and consulting, healthcare, sportswear and lifestyle, and customer experience management.
Smartworks has not disclosed the names of the individual clients or the value of each agreement.
Contracted Revenue Moves Higher
As of June 30, 2026, Smartworks had around ₹5,400 crore of contracted rental revenue. The latest ₹305 crore from new clients adds to this existing base.
The company also said it has secured its expansion pipeline for FY27 and FY28, along with part of FY29, with capacity locked ahead of demand.
Management Sees Shift in Office Demand
Neetish Sarda, Founder and Managing Director of Smartworks, said companies expanding into new markets are looking for greater speed and flexibility in their workplace arrangements.
He said large corporates increasingly want to keep their capital and attention on their core businesses instead of managing real estate. Sarda added that Smartworks sees managed workspaces moving from an alternative to a default choice.
Large Corporates Form Majority of Client Base
Smartworks currently serves more than 760 clients, with around 92% of its revenue coming from large corporates.
Its footprint stood at approximately 16.9 million square feet across 70 centres in 15 cities in India and Singapore as of June 30, 2026.

As of 30 September 2026, at 12:27 PM, Smartworks Coworking Spaces Ltd share price is trading at ₹517.20 per share, reflecting a surge of 0.57% from the previous trading session.
