Ramky Infrastructure Limited has announced that its wholly owned subsidiary, Maha Integrated Life Sciences City Limited, has executed a concession agreement with Maharashtra Industrial Development Corporation for the development of a High-Tech Pharmaceutical Park in the Dighi Port Industrial Area.

The project will be implemented in Mangaon and Roha taluks of Raigad District in Maharashtra under the public-private partnership model. The agreement grants the developer a concession period of 95 years, including a 5-year construction phase followed by a 90-year operation and maintenance period.

Project Scope and Infrastructure Development

The project involves the development of a large industrial park spread across ~1,000 hectares. The planned infrastructure will include industrial zones, commercial spaces, utilities, common amenities, open areas, and road networks.

The initiative aims to create a comprehensive ecosystem for the life sciences and pharmaceutical industries by providing integrated and sustainable infrastructure for companies to establish manufacturing and research facilities.

Revenue Model and Investment

The total estimated project cost is around ₹3,000 crore. Revenue for the developer is expected to be generated through multiple sources including land lease premiums, development charges, maintenance services, and operational income from utilities provided within the industrial park.

The project is designed under a Design, Build, Finance, Operate and Transfer framework, which allows the developer to manage the infrastructure and services while generating revenue through long-term operations.

Strategic Importance for the Pharma Sector

The proposed Life Sciences City is intended to serve as a one-stop solution for the pharmaceutical and life sciences sectors by offering world-class infrastructure and support services. 

Such integrated parks are expected to help companies streamline operations and improve efficiency while supporting the growth of the pharmaceutical manufacturing ecosystem in India.
