On August 28, 2026, Max Estates Limited announced the acquisition of an 84.71-acre land parcel in West Delhi through a non-cash share swap, as per the exchange filings.  

This strategic move marks the company's entry into the Delhi residential market, adding to its existing portfolio in Noida and Gurugram. 

Details of the Acquisition 

The acquisition involves a non-cash share swap, with Max Estates issuing up to 70 lakh equity shares at ₹597.50 per share, amounting to ₹420.2 crore.  

The land, valued at ₹4.95 crore per acre, is significantly below prevailing market rates. This transaction is expected to unlock a GDV of ₹10,000-12,000 crore over the coming years. 

Strategic Expansion into Delhi 

This acquisition allows Max Estates to expand its residential footprint into Delhi, diversifying its geographic base across the NCR markets.  

The land is located in West Delhi, benefiting from improved connectivity via the Urban Extension Road-II and the Delhi Metro. 

Valuation and Governance 

The land valuation was independently conducted by Cushman & Wakefield and iVAS Partners, with the share exchange ratio determined by KPMG Valuation Services LLP.  

The transaction has been reviewed by the Audit Committee and approved by the Board of Directors, pending shareholder and regulatory approvals.

Business Rationale and Future Plans 

Max Estates aims to replenish its residential pipeline, which currently stands at ₹16,150 crore of GDV. The Delhi land parcel provides a multi-year, phase-able development opportunity, allowing for integrated, mixed-format projects.  

This acquisition enhances the company's land bank and future GDV pipeline without any cash outflow.

As of August 28, 2026, at 3:30 PM, Max Estates share price on NSE was closed at ₹539.05, down by 3.47% from the previous closing price.
