Karkarduma TOD Project: DDA Opens Registration for 1026 Premium Flats

The Delhi Development Authority (DDA) has opened registrations for its much-awaited premium apartments in Karkardooma, East Delhi. The project, called DDA Towering Heights at East Delhi Hub, is part of the city’s first Transit-Oriented Development (TOD) plan.
About Karkarduma TOD Project
Launched on October 25, 2025, the housing scheme offers 1,026 two-bedroom flats built around the Karkardooma Metro station. The project focuses on creating a compact, pedestrian-friendly neighbourhood designed to reduce dependence on private vehicles.
The flats are part of a mixed-use development that combines residential, commercial, and public spaces. Construction is in the final stages, and successful bidders are expected to get possession by July 2026.
Registration and Auction Details
The online registration and EMD (Earnest Money Deposit) submission started at 12 noon on October 31, 2025, and will remain open until 6 pm on November 21, 2025. The final submission of applications must be completed by November 24, and the auction schedule will be announced on November 25.
Demo sessions for bidders will be held between November 26 and 28, while the live e-auction will take place from December 1 to 4, 2025.
Pricing and Payment for Karkarduma TOD Project
The tentative reserve prices of the flats range between ₹1.79 crore and ₹2.46 crore, depending on the tower and layout. Buyers must deposit 75% of the bid amount within 60 days of receiving the allotment letter and the remaining 25% after construction is complete.
Persons with disabilities can choose a hire-purchase payment option, allowing payments in instalments over 15 years at 10% annual interest.
Additional Charges and Fees
- Processing fee: ₹2,500 per flat (non-refundable)
- EMD: ₹10 lakh per flat (refundable for unsuccessful bidders)
- Maintenance: ₹2.5/sq. ft. per month for two years (paid upfront)
- Corpus fund: ₹2,50,000 + GST (one-time)
Eligibility Criteria for Karkarduma TOD Project
Applicants must be Indian citizens aged 18 or above with a PAN card. There is no restriction on owning another property in Delhi. Only individuals can participate—companies and trusts are not eligible.
