DDA Housing Scheme 2025: Phase II To Offer 1,537 Affordable Flats Across Delhi

The Delhi Development Authority (DDA) has announced Phase II of its Jan Sadharan Awaas Yojana 2025, offering 1,537 affordable flats across various parts of the national capital. The new phase comes after the overwhelming success of the first round earlier this year, where all flats were booked on the opening day.

The online booking process for Phase II will open on November 7, 2025, through DDA’s official Awaas Portal.

Strong Response Prompts New Phase

In the first phase of the scheme launched in September 2025, all 1,167 flats were sold out on the first day. Encouraged by the response, DDA decided to roll out a second phase under the same scheme name. The new round continues to target families in the Lower Income Group (LIG) and Economically Weaker Section (EWS) categories, providing affordable housing options within the city limits. 

DDA Housing Scheme 2025: Flats Available Across Multiple Locations in Phase II

  • The maximum number of flats in Phase II will be available in Narela, with 1,120 EWS flats located in G-6 and G-7, Pocket 11, near the proposed Rithala–Narela–Kundli Metro Corridor.
  • In Rohini Sectors 34 and 35, 308 LIG flats will be offered.
  • Ramgarh Colony, near Jahangirpuri Metro Station, will feature 73 LIG flats, while Moti Nagar, close to Basai Darapur Metro Station, will have 36 EWS flats.

How to Apply for the DDA Housing Scheme 2025?

Applications will open at 12 pm on November 7 via the DDA portal. New applicants must pay a one-time registration fee of ₹2,500, while those who registered in the first phase can apply without paying again.

The booking amount depends on the category:

  • ₹1 lakh for LIG flats
  • ₹50,000 for EWS flats

Prices and Discounts on Offer

  • Narela (EWS): ₹13.7 lakh – ₹13.8 lakh (34.8–35.1 sq. m.), with a 15% discount.
  • Rohini (LIG): ₹14 lakh – ₹14.2 lakh.
  • Ramgarh Colony (LIG): ₹15.3 lakh – ₹16.9 lakh, with a 15% discount.
  • Moti Nagar (EWS): ₹25.2 lakh – ₹32.7 lakh (33.1–45.1 sq. m.).

These price points make the flats more accessible for low-income families, aligning with DDA’s aim of promoting affordable housing in Delhi.
