
Google has increased its office space in Bengaluru’s Whitefield by securing rights over 2.6 million sq ft at Alembic City, signalling a strong commitment to the Indian technology hub.
The new agreement adds to the 6,50,000 sq ft leased in October 2024. The landlord must hold and reserve three additional blocks – the Annex Tower, Office Block Tower G and Office Block Tower B – exclusively for Google.
The lease includes a 15% rent escalation every 3 years and a 7-month rent free period. Market estimates place the rent at ₹65 per sq ft, resulting in an annual rent of approximately ₹153 crore. The arrangement has a 3-year lock in period and CBRE acted as the transaction advisor.
The Alembic City deal is among the largest single campus occupancies by a global technology firm in India. Industry data puts Google’s total Indian office footprint at over 9 million sq ft, with Bengaluru accounting for the largest share.
The expansion supports Whitefield’s resurgence as a preferred Grade A office destination, aided by improved metro connectivity and infrastructure.
In 2025 Google IT Services India leased 8,70,000 sq ft at Bagmane Capital Business Park, Bengaluru, followed by 6,17,000 sq ft at Atrium Place, Gurgaon.
In February 2025, the company renewed leases at the First International Financial Centre in Mumbai’s Bandra Kurla Complex, one of the country’s most expensive business districts.
