IKEA Expands in Delhi with New Store at Pacific Mall

Swedish furniture giant IKEA is expanding its presence in India with a new store at Pacific Mall in Delhi. This is part of the company’s strategy to reach more people by mixing large stores with smaller ones in busy shopping areas.
Lease Details of the New IKEA Store
IKEA India has signed a 9-year lease agreement for a space of 14,471 sq. ft. in Pacific Mall. Key details of the lease include:
- Monthly Rent: ₹30 lakh in the beginning, which comes to about ₹207 per sq. ft.
- Security Deposit: ₹4.25 crore
- Rent Increase: The rent will gradually increase to ₹45.42 lakh by the seventh year.
- Rent-Free Period: IKEA will get 135 days to set up the store without paying rent.
- Lock-in Period: IKEA must stay in the space for at least 8 months.
Why This Move Is Important for IKEA
This store is part of IKEA’s hybrid retail strategy, where the company combines:
- Large standalone stores (like in Hyderabad or Navi Mumbai)
- Smaller stores in malls to reach more urban shoppers
Opening a store in a busy mall helps IKEA:
- Reach more people in cities
- Make shopping easier and more convenient
- Fit into Indian shopping habits, where malls are popular destinations
How Will This Help Pacific Mall?
Having IKEA as a tenant brings benefits to Pacific Mall, too:
- It improves the mix of brands and stores in the mall
- More people may visit the mall, increasing foot traffic
- Other shops in the mall may see more customers as a result
Delhi-NCR Retail Market Is Growing
This agreement comes at a time when the retail market in Delhi-NCR is doing well:
- Over 1.5 million sq. ft. of retail space was leased in FY24
- Rents in popular malls have increased by 10–15% in the past year
This shows that brands see Delhi-NCR as a strong market for growth.

Conclusion
IKEA India’s new lease at Pacific Mall is another big step in its effort to grow in India. By choosing a smaller store in a busy mall, IKEA is showing that it wants to be where the customers are. This smart mix of store types will likely help IKEA reach more people and succeed in the competitive Indian market.
