Cognizant Joins TCS with ₹99-Paise Land Deal in Vishakapatnam, Andhra Pradesh

Cognizant is set to receive land in Vishakapatnam for just ₹0.99 per acre, following a similar offer previously extended to TCS. With a proposed investment of ₹1,582 crore over 8 years, the company will establish a major IT campus expected to generate 8,000 jobs and support Andhra Pradesh’s ambition of becoming a leading technology destination.
Cognizant’s ₹1,582 Crore Investment Plan
Global IT firm Cognizant, headquartered in Teaneck, New Jersey, has committed ₹1,582 crore to set up a large-scale IT campus in Vishakapatnam. The development is scheduled to become operational by March 2029 and is part of the company’s broader effort to expand its footprint across southern India.
Land Allotted for ₹0.99 per Acre
In a move similar to the earlier land allocation to Tata Consultancy Services (TCS), the Andhra Pradesh government has approved a land deal with Cognizant at a nominal rate of ₹0.99 per acre. This policy is aimed at attracting technology investments and accelerating regional development.
Vishakapatnam’s Strategic Advantage
Located roughly 600 kilometres from Hyderabad and 800 kilometres from Chennai, Vishakapatnam is advantageously placed between 2 of India’s most developed software hubs. Its growing infrastructure and talent pool make it an emerging hotspot for IT expansion.

Job Creation in the Region
The proposed campus will create around 8,000 jobs, offering roles across IT services, operations, and support functions. This employment growth is expected to have a ripple effect on the local economy, benefiting surrounding communities and service sectors.
Government Push for IT Sector Growth
The Andhra Pradesh administration, under Chief Minister Chandrababu Naidu, is actively pursuing technology-led economic development. By extending incentives like near-zero land cost, the state aims to make itself a magnet for IT investments and skilled employment opportunities.
Conclusion
Cognizant’s decision to invest ₹1,582 crore in Visakhapatnam, aided by near-free land from the Andhra Pradesh government, marks a significant step towards strengthening the region’s IT ecosystem. As the state continues to offer strategic incentives, Visakhapatnam is poised to become a key player in India’s expanding digital economy.
