BSE Launches REITs Index With 6 Constituents: Embassy REIT Leads With 32.18% Weight

BSE Index Services has launched the BSE REITs Index, a new benchmark designed to track the performance of listed Real Estate Investment Trusts (REITs) in India. The index brings 6 listed REITs into a single basket, giving investors a broader view of the performance of the listed real estate segment.

While the index was launched on August 7, 2026, its first value date is September 19, 2022. It has a base value of 1,000 and follows a capped free-float market capitalisation methodology.

Which REITs Are Included in the BSE REITs Index?

As of July 31, 2026, Embassy Office Parks REIT had the highest weight in the index at 32.18%. It was followed by Brookfield India Real Estate Trust at 23.44% and Nexus Select Trust at 21.20%.

The remaining constituents are Mindspace Business Parks REIT with an 11.57% weight, Bagmane Prime Office REIT at 6.53% and Knowledge Realty Trust at 5.07%.

The index will be reviewed and reconstituted twice a year, in March and September. Weights can also change based on market capitalisation and free-float factors.

How Has the BSE REITs Index Performed?

According to BSE Index Services data, the index delivered a one-year total return of 18.54% as of July 31, 2026. Its three-year annualised total return stood at 18.17%.

On a price-return basis, the index gained 11.66% over one year and recorded a three-year annualised return of 11.20%. Its level stood at 1,159.66 on a price-return basis and 1,469.77 on a total-return basis.

Total returns account for distributions such as dividends, while price returns reflect only changes in the value of the underlying securities.

What Does the New Index Mean for Investors?

The BSE REITs Index provides a single benchmark for tracking India's listed REIT segment. However, investors with a demat account should not assume that its performance will match the returns of an individual REIT.

Factors such as occupancy levels, rental income, property valuations, interest rates and asset quality can cause significant differences between REITs.

Conclusion

The new BSE REITs Index offers investors a useful benchmark for monitoring listed REITs. However, its six-member composition means larger constituents can have a substantial influence on its performance.
