
The Maharashtra Housing and Area Development Authority (MHADA) has announced plans to generate more than 700,000 homes in the Mumbai Metropolitan Region (MMR) over the next five years. Of these, nearly 550,000 homes will be built within Mumbai city itself.
MHADA’s upcoming homes will come from a mix of affordable housing, inclusive housing projects, cluster redevelopment, and revamps of the Prime Minister’s Grant Project (PMGP) Colony. Several redevelopment projects are underway in key areas including GTB Colony in Sion, SVP Nagar in Andheri, Motilal Nagar in Goregaon, and Kamathipura near Mumbai Central.
Over 2,00,000 homes are expected to be constructed in the city over the next 5–7 years under these cluster redevelopment projects, which aim to modernise old structures while providing homes to residents.
MHADA’s redevelopment plans also include cessed buildings in South Mumbai, which will generate:
Combined, these projects will generate 5,39,118 homes in Mumbai city. The housing will include rehabilitation units for existing residents, free sale units for developers, and units allocated to MHADA to be offered through lottery draws for citizens.

Of these, around 221,000 homes will be routed to MHADA for sale via lottery draws.
MHADA recently held a lottery draw for 5,354 homes and 77 plots in the Konkan region, excluding Mumbai. Over the past three years, the Konkan Housing and Area Development Board, a branch of MHADA, has sold more than 13,500 homes through three lottery draws. In total, MHADA has sold around 43,000 tenements statewide through 18 lottery draws over the last three years.

With over 700,000 homes planned in the MMR over the next five years, MHADA aims to address the region’s housing shortage through a combination of redevelopment, affordable housing, and lottery-based allocations. This initiative will provide modern homes to thousands of families while revitalizing older neighborhoods in Mumbai and surrounding areas.
