Apple India Pvt Ltd has signed a new ten‑year lease for additional office space in the Embassy Zenith tower in Bengaluru, increasing its footprint in the building. 

Details of the new lease and total occupancy 

The company leased 1,21,203 sq ft from MAC Charles (India) Ltd, joining the 2,68,000 sq ft it occupied since last year. The combined area now totals 3,89,000 sq ft. The lease carries a monthly rent of ₹9.16 crore, which translates to a total commitment of ₹1,333 crore over the ten‑year term. 

Context of office leasing activity in India 

Technology firms and flexible workspace providers led leasing in 2025, with 82.6 million sq ft leased across India’s top nine cities, up from 79 million sq ft in 2024. Grade‑A office supply in the Asia‑Pacific is projected to reach 61.3 million sq ft in 2026, with India expected to account for 40 percent of that stock.

Regional supply outlook 

According to market research, Bengaluru will host the largest supply of new Grade‑A space at 12.1 million sq ft, followed by Shanghai with 10 million sq ft and the Delhi‑National Capital Region with 7.1 million sq ft. Global capability centres are expected to sustain demand in Bengaluru.
