About Black Opal Consultants Limited

Black Opal Consultants Limited was originally incorporated as Black Opal Consultants Private Limited on September 15, 2020, under the Companies Act, 2013. The company was subsequently converted into a public limited company and renamed Black Opal Consultants Limited in preparation for its public issue.

The company operates as a real estate services platform focused on the marketing and sale of residential and commercial properties. It partners with reputed developers, including Gaurs Group, SKA, Galaxy, Shapoorji Pallonji, Max Estates, and M3M, enabling it to offer a curated portfolio of real estate opportunities across key markets in the National Capital Region (NCR).

Black Opal primarily earns revenue through brokerage and consultancy income generated from developer mandates. The company secures exclusive or semi-exclusive rights to market and sell project inventories on behalf of developers and, in certain cases, advances funds to developers to obtain underwriting and exclusive sales rights for selected inventories. This model provides greater revenue visibility and enhances its ability to participate in premium real estate transactions.

The company has built a strong distribution network supported by more than 200 broker associates and extensive strategic partnerships. It also leverages digital marketing channels, including social media platforms and search engines, to increase project visibility, generate leads, and expand customer outreach across target markets.

Black Opal’s growth strategy is centred on expanding exclusive developer mandates, strengthening inventory underwriting arrangements, deepening its presence across NCR micro-markets, and diversifying into real estate development. Through long-term developer relationships, technology-driven marketing capabilities, and an experienced management team, the company aims to enhance transaction volumes, improve profitability, and strengthen its position within the premium real estate services sector.

Industry Outlook

India’s real estate sector continues to benefit from urbanisation, rising disposable incomes, and growing demand for both residential and commercial properties across major metropolitan regions.

The NCR region remains one of India’s most significant real estate markets, supported by expanding infrastructure, increasing corporate activity, and strong housing demand in cities such as Noida, Greater Noida, and Gurugram.

The organised real estate advisory and brokerage market is witnessing increasing formalisation, with buyers and developers preferring professional intermediaries that offer greater transparency, market intelligence, and execution capabilities.

Developer-led mandate models are becoming more prevalent as real estate companies seek specialised sales partners to accelerate inventory absorption and improve project visibility.

Digital marketing, data-driven customer targeting, and online property discovery platforms are transforming the way real estate transactions are sourced, marketed, and closed.

Demand for premium and luxury housing segments has strengthened in recent years, creating opportunities for brokerage firms with established developer relationships and high-net-worth customer networks.

Competition remains intense among property consultants, brokerage firms, and advisory platforms, making developer partnerships, local market expertise, and sales execution capabilities key differentiators.

Black Opal Consultants IPO Objectives

The company proposes to utilise the net proceeds from the IPO for the following objectives:

  • Secure exclusive rights to sell developers’ inventories through mandate agreements with reputed real estate developers.
  • Provide advances required under exclusive mandate arrangements, enabling access to high-demand project inventories.
  • Strengthen the company’s inventory underwriting business and improve access to premium projects.
  • Enhance market positioning and visibility by increasing participation in exclusive real estate launches.
  • Support business expansion across key NCR markets and strengthen relationships with leading developers.
  • Improve sales opportunities, transaction volumes, and revenue generation through access to high-value inventories.
  • Meet general corporate purposes and support overall business growth initiatives.
