In a significant move aimed at easing traffic congestion near its upcoming tech park in Bellandur, Prestige Group has received approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 1.5-km elevated flyover.
This new infrastructure will directly connect the Prestige Beta Tech Park to the Outer Ring Road (ORR), providing relief from heavy congestion on the existing routes.
The BBMP has granted permission for the flyover to be built on public land, with the critical condition that the road must remain accessible to the general public and not be exclusive to Prestige Group’s employees, according to a Deccan Herald report.
Additionally, Prestige is required to fund and execute the widening of Kariyammana Agrahara Road, a known choke point in the area. The flyover is designed to run parallel to the existing public road, passing beside a stormwater drain, and is expected to decongest traffic between ORR and inner Bellandur.
While the tech park project received its building plan approval from the Bangalore Development Authority (BDA) as early as September 2023, the flyover plan took nearly a year longer due to regulatory hurdles. Formal clearance for the flyover was granted in April 2025 after several rounds of discussions.
As part of the agreement, Prestige Group is also eligible to receive Transferable Development Rights (TDRs) for any private land it surrenders for road expansion, provided legal norms are met.
The 70-acre Prestige Beta Tech Park is expected to accommodate more than 5,000 professionals upon completion. The flyover is a proactive measure to manage the future traffic load while ensuring better connectivity with ORR, especially given the congestion along Old Airport Road and Kariyammana Agrahara Road.
In addition to the flyover, Prestige Group will construct a 40-foot-wide connector road that shortens the travel distance to Sakra Hospital Road by around 2.5 km. This is expected to further ease local commuting challenges and improve last-mile connectivity.
