MHADA has officially launched the 2025 lottery for affordable housing in the Konkan region, offering 5,285 flats and 77 plots across prime urban and semi-urban areas. This major housing initiative includes projects under various schemes and aims to benefit numerous income groups.
The Maharashtra Housing and Area Development Authority (MHADA) has announced a housing lottery for Konkan with flats in Vasai, Thane, Kulgaon, Badlapur, and Sindhudurg. Applications will open online from 1 PM on July 14, 2025.
The last date to apply is August 13 by 11:59 PM, and the earnest money deposit (EMD) must be paid by August 14. A draft list of accepted applicants will be released on August 21. Objections can be submitted until August 25, while the final list will be published on September 1. The draw date is scheduled for September 3.
The available housing options include 565 units under the 20% Inclusive Housing Scheme, 3,002 flats under the 15% Integrated Urban Housing Scheme, 1,677 under the Konkan Board Housing Scheme, 51 affordable flats with 50% affordability criteria, and 77 residential plots. These wide-ranging options aim to address varied urban and rural housing needs across financial categories.
MHADA has reiterated that its lottery mechanism is entirely digital and transparent. All stages — from application to payment and the draw — are online, with no human involvement. The authority has warned applicants not to interact with third parties or agents, as MHADA has not authorised any intermediaries to represent them.

In addition to the Konkan region scheme, MHADA is also expected to announce a Mumbai housing lottery around Diwali 2025. Around 5,200 homes are likely to be featured, with pricing and project details to be revealed in the coming months. The Mumbai draw will cater to demand in the metropolitan region, further enhancing MHADA’s focus on urban affordability.
MHADA offers a valuable opportunity for homebuyers, especially those from low and middle-income groups. Its homes are priced much lower than market rates, making them more accessible. The allocation happens through a fair and transparent lottery system.
As a government body, MHADA provides assurance of legal clarity and project completion. Most projects are in well-connected city areas. For first-time buyers in costly cities like Mumbai or Pune, an MHADA home can be an affordable and secure way to step into homeownership.
The MHADA Lottery 2025 stands out as a major push towards accessible housing in the Konkan region. With over 5,285 flats and 77 plots offered through a transparent online system, it highlights the state’s commitment to inclusive development and urban planning.
