About Embassy Developments

Indiabulls Real Estate Limited, established in 2006, is a prominent real estate developer primarily operating in the Mumbai Metropolitan Region (MMR) and National Capital Region (NCR) in India. The company develops residential, commercial, and Special Economic Zone (SEZ) projects in major Indian cities. While its primary operational areas are MMR and NCR, it is also in other Indian cities such as Jodhpur, Vadodara, Vizag, Chennai, Madurai, Ahmedabad, Thane and Indore. It has a diverse portfolio in the residential real estate sector, offering a range of products that cater to mid-income, premium, and luxury segments. In October 2009, the company was listed on the BSE and NSE with the launch of its IPO. Prior to the IPO, the company was demerged from the group's financial arm, Indiabulls Financial Service Ltd. As of March 2018, the company has been rated by Infometrics and Brickworks, receiving long-term debt ratings of IVR A and BWR A+, respectively, indicating a strong credit profile. Till March 2023, Indiabulls Real Estate Group has completed 19 projects across India, covering about 30 million sq. ft. It holds an unsold inventory of ~12 million sq. ft across 15 projects in 6 cities and a substantial land bank of over 3,000 acres near major metros. The Group's notable commercial projects in Mumbai include the One International Centre and One World Center, while its key residential projects feature Blu Estate & Club and Sky Forest.

Business Segments 

Indiabulls Real Estate operates across three primary business segments:
  1. Residential: This segment focuses on developing and selling high-end residential apartments and villas across major Indian cities like Mumbai, Delhi NCR, Ahmedabad, Madurai, Vizag, and Vadodara. Some of their notable projects include Indiabulls Sky, Mumbai, Greens Panvel, Enigma, and Centrum Madurai.
  2. Commercial: This segment deals with developing and leasing commercial office spaces, retail centres, and hotels. They have delivered iconic commercial assets like One Indiabulls Centre and Indiabulls Finance Centre in Lower Parel, Mumbai.
  3. SEZs (Special Economic Zones): This segment focuses on developing and managing SEZs, which are designated areas with special economic regulations and incentives to attract foreign investment. Indiabulls Neo City in Maharashtra is an example of their SEZ projects.

  1. Indiabulls Infraestate Limited: A key subsidiary under the Indiabulls Real Estate umbrella, Indiabulls Infraestate Limited specialises in real estate ventures. Established in 2007, the company has carved a niche in property-related undertakings. As of March 2017, its financial standing is robust, with a net worth of approximately ₹1,947.69 crores.
  2. Lucina Land Development Limited: Operating as part of the Indiabulls Real Estate Group, Lucina Land Development Limited focuses on the construction and real estate development sector. Initially set up as a private limited entity in 2006, it transitioned to a public limited structure later on. The company's financial health is strong, with a consolidated net worth of about ₹3,493 crores as recorded on March 31, 2021.
  3. Athena Infrastructure Limited: Incorporated on August 2, 2006, the company is a wholly-owned material subsidiary of Indiabulls Real Estate Limited. This enterprise is notably engaged in real estate operations, encompassing property purchase, sale, leasing, and management.
