
The Uttar Pradesh government has announced that Aadhaar authentication will become compulsory for all property registration transactions starting February 1, 2026, aiming to strengthen verification and reduce fraud.
The new directive mandates that every buyer, seller, and witness present their Aadhaar number for biometric verification at the time of registration.
The process will be carried out at the sub‑registrar office using fingerprint or iris scanning devices already installed in many districts. Failure to provide Aadhaar verification will result in the registration being rejected.
The Ministry of State for Stamps and Registration, Ravindra Jaiswal, explained that the system will integrate with the existing e‑registration portal.
Registrars will receive training on operating the biometric devices and handling data securely. Existing registrations will not be affected, but any new transaction after the effective date must comply with the Aadhaar requirement.

Officials anticipate that mandatory verification will improve transparency and credibility in the land market. By linking each party to a unique biometric identifier, the likelihood of duplicate or forged documents is expected to decline. The measure also aligns with the state’s broader digital governance initiatives.
Buyers and sellers are required to ensure their Aadhaar details are up to date before visiting the registrar. Witnesses must also carry their Aadhaar cards for verification.
Legal practitioners and real estate agents are advised to inform clients about the new requirement and assist in scheduling appointments to avoid delays.
