
NBCC (India) Ltd has reportedly reached a settlement with the Government of the National Capital Territory of Delhi (GNCTD) to resolve a long-pending legal dispute related to land in Sultanpur/Ghitorni village in south Delhi.
The dispute concerned a total land parcel measuring 42.46 acres and had been under litigation for several years.
Under the settlement terms, the entire 42.46-acre land will be divided equally between NBCC and the Delhi government.
NBCC will receive a 21.23-acre portion as its share. For this land, GNCTD will execute a perpetual lease deed in favour of NBCC, formalising the company’s rights over the allotted parcel.
The approved settlement allows NBCC to develop the land in accordance with the Master Plan for Delhi 2021.
The terms permit mixed-use development and sub-leasing, subject to applicable zoning norms. The land parcel is located in Ghitorni, an area that falls within south Delhi’s urban development zone.
NBCC has indicated that the development on its 21.23-acre share could result in a built-up area of around 4.45 lakh square metres. Based on current projections, the mixed-use project is expected to generate revenue of approximately ₹8,500 crore. The company has not disclosed timelines or phasing details for the project.
As part of the settlement, NBCC will pay a total of ₹220 crore to the Delhi government. This includes a one-time land premium of ₹135 crore and a lump-sum interest payment of ₹15 crore, amounting to ₹150 crore payable to the land and building department.
In addition, NBCC will pay arrears of ground rent calculated at 2.5% per annum from 2006, which takes the total payout to ₹220 crore.
The settlement will be placed before the Delhi High Court. NBCC will also file an application seeking withdrawal of the related writ petition, bringing the legal proceedings to an end.
As of December 29, 2025, 9:37 am, NBCC (India) share price was trading at ₹124.77 on the NSE, a 2.22% increase from its previous closing price.

The settlement concludes a prolonged land dispute and provides NBCC with development rights over a 21.23-acre parcel in south Delhi, subject to lease terms and regulatory approvals.
