
The Delhi Development Authority (DDA) has announced that separate charges for covered or open parking will no longer be added to the total price of flats under its current housing schemes, a move that lowers the overall cost for eligible buyers, as per news reports.
The new order states that the cost of constructing parking facilities will be absorbed into the overall development expenditure when calculating the plinth area rate (PAR).
Consequently, buyers will not see an additional line item for car or scooter garages or any form of parking in their purchase price.
Earlier, the pricing formula added the garage plinth area multiplied by 60 % of the PAR, adjusted for depreciation, and similarly calculated parking space costs. The revised method removes these separate calculations, spreading the parking cost across the total project cost.
This change applies to 4 schemes: DDA Karmayogi Awas Yojana 2025 (FCFS), DDA Towering Heights Karkardooma Housing Scheme 2025 (e auction), DDA Nagrik Awas Yojana 2026 (FCFS) and DDA Towering Heights Karkardooma Housing Scheme 2026 (FCFS).

Flat prices may fall between ₹5 lakh and ₹12 lakh depending on the scheme and the size of the parking space.
For example, a HIG flat in the Karmayogi Awas Yojana with an 11 sq m parking area could see a reduction of around ₹10 lakh, while a MIG flat in the same scheme may become cheaper by ₹4 to ₹5 lakh. Larger parking spaces in the Towering Heights scheme could generate higher savings.
Buyers who have booked flats and paid parking charges will either receive a reimbursement or have the amount adjusted against future instalments. The instalment schedule will be revised to reflect the lower total cost, ensuring no financial loss for those who paid earlier.
The Towering Heights Karkardooma Housing Scheme originally offered 1,026 two‑bedroom flats priced between ₹1.78 crore and ₹3.09 crore.
After removing separate parking fees, the authority expects stronger buyer interest and improved sales momentum. The policy does not alter the pricing of standalone garages or unallocated parking spaces after a scheme is completed.
DDA’s removal of separate parking charges integrates parking costs into the overall project expense, resulting in price reductions of ₹5 to ₹12 lakh for MIG and HIG flats across four housing schemes. Existing buyers will receive adjustments, and the change is anticipated to boost demand, particularly in the Towering Heights scheme.
