Realty Stocks Rally: Sobha, Godrej Properties, Phoenix Mills, Anant Raj and More Lead April Surge

Real estate stocks continued their upward trend on Tuesday, with the realty index rising 3% during intraday trade and becoming the top sectoral gainer. This comes after strong operational updates from Oberoi Realty.
So far in April, the realty index has rebounded by 24%. However, in 2026 overall, the sector is still down about 8%, compared to a 6% decline in the benchmark market index. The sector is also trading about 23% below its 52-week high.
Several real estate stocks gained around 3-4% during the session, including Sobha, Godrej Properties, Phoenix Mills, Anant Raj, Lodha Developers, Oberoi Realty, and Aditya Birla Real Estate. Many of these stocks have rebounded up to 37% from their March lows.
Strong Sales and Business Updates Lift Sentiment
Oberoi Realty reported strong sales numbers for the March quarter.
- Q4FY26 presales rose 96% year-on-year to ₹1,673 crore.
- FY26 presales grew 3% to ₹5,447 crore.
The company also secured 3 new project developments in Mumbai and acquired a key land parcel near Bandra.
Meanwhile, Godrej Properties highlighted a strong pipeline:
- New business additions with booking value potential of ₹42,000 crore in FY26
- Over ₹15,000 crore operating cash flow in the past 2 years, supporting expansion and balance-sheet strength.

Challenges Still Remain
Despite the rally, the sector faces several risks:
Labour shortage
Workers are returning to villages due to LPG supply issues.
Supply disruptions
Tile shortages due to factory shutdowns in Morbi.
Rising construction costs
Higher cement, steel and freight costs may reduce margins by:
- 200–300 basis points normally
- Up to 500 basis points if geopolitical tensions continue
Lower-margin developers such as Sobha may feel more pressure from rising costs.
Why are Realty Stocks Volatile?
Real estate is considered a “high-beta” sector because home buying is discretionary. During economic uncertainty, investor sentiment often swings sharply, making the sector more volatile than others.
Conclusion
The sharp April rally in realty stocks is driven by strong sales, visible project pipelines and attractive valuations after a correction.
