Mahindra Holidays Plans First Luxury Signature Resort Launch in FY27

As per news report, Mahindra Holidays & Resorts India Ltd has outlined plans to launch the first property under its luxury brand Mahindra Signature Resorts in the later part of FY27, marking a significant expansion of its leisure hospitality portfolio.
Mahindra Signature Resorts to Debut in FY27
The company confirmed that its first Mahindra Signature Resort will be located in Theog, Himachal Pradesh. This premium property will feature around 150 keys and is currently under construction. The brand will focus exclusively on leisure destinations, avoiding urban centres to offer experience driven stays for affluent families.
Expansion Strategy and Investment Plan
MHRIL has earmarked ₹1,000 crore to develop its luxury leisure hospitality segment. The rollout will extend to priority regions including north India, select locations in the south and multiple destinations in Maharashtra.
This new initiative positions the company to participate in a larger share of the leisure travel market, where conventional hotel stays represent 92% of demand, compared to its existing vacation ownership offerings covering 8%.

Increase in Targeted Room Capacity
With the launch of Mahindra Signature Resorts, the company has revised its room capacity target to 12,000 keys by FY30, up from the earlier 10,000. Of this, the new luxury brand will contribute 2,000 keys. The model differs from Club M, formerly Club Mahindra, as it will operate on an open access basis for all travellers.
Growth Expectations for the Decade
The company aims for a threefold rise in room count and overall revenue by FY30 compared to FY20. It is also targeting 4 times increase in PAT for its India business. MHRIL highlighted evolving travel behaviour, noting that 56% of travellers book within a week, prompting the need for flexible and accessible offerings under the new luxury brand.
