Why Realty Stocks Are Falling: Godrej Properties, Brigade Enterprises and More Hit 52-Week Lows

Realty stocks slide as weak Q3 pre-sales, fewer project launches and rising affordability concerns drag the BSE Realty index down 10% in two weeks.

Shares of major real estate companies remained under selling pressure on Tuesday. Stocks such as Lodha Developers, Godrej Properties, Brigade Enterprises and Aditya Birla Real Estate hit their respective 52-week lows during intra-day trade.

Other realty stocks including Oberoi Realty, Prestige Estates, Embassy Developments and Sobha also declined between 3% and 6%.

Realty Index Worst Performer

At around 10:40 AM, the BSE Realty index fell 2.4%, making it the worst-performing sector. In comparison, the BSE Sensex slipped just 0.3%. Over the last two weeks, the realty index has dropped nearly 10%, while the Sensex fell about 2.5%.

Weak Pre-Sales Hurt Sentiment

The main reason for the fall is disappointing pre-sales reported by real estate companies for Q3FY26. Housing demand is closely linked to overall economic conditions and is sensitive to factors like interest rates, metal prices and affordability.

Oberoi Realty’s Q3 Performance

Oberoi Realty reported Q3FY26 pre-sales of ₹836 crore, down 56% year-on-year and 36% quarter-on-quarter. The decline was largely due to a high base in the same quarter last year, when the Jardin project launch boosted sales.

Net profit rose marginally by 0.68% YoY to ₹622.64 crore. Revenue from operations increased 5.77% YoY to ₹1,492.64 crore. EBITDA margins stayed flat sequentially at 57.4%.

No New Launches, Lower Collections

The company did not launch any new projects during the quarter. As a result, collections declined 30% YoY to ₹975 crore. Lower traction was seen in projects such as Three Sixty West, Elysian, Enigma and Sky City.

Commercial Real Estate Offers Some Relief

Commercial leasing in Tier-I cities grew 25% year-on-year in 2025.

Realty stocks are facing pressure due to weak Q3 pre-sales, lack of new launches and rising affordability challenges. While commercial real estate remains a bright spot, near-term sentiment in housing stocks may stay cautious.
